Our hourly rates for apartment maintenance & repair projects:

 

Start at $89* for the first hour of each trip and $59 an hour after that (that’s for 1 employees)

 

These are the typical cash or check hourly rates for labor we charge our customers for apartment repair work orders (not including materials or dump disposal fees). Some projects require more than 1 employee, in which case the rate per hour would be higher to allow for the extra employees.

We charge for all time allotted to a customer’s project, including purchasing and delivering materials, or offsite work like painting lumber prior to an installation, or for the time to dispose of debris. This allows us to take on smaller projects for our client landlords, rather than only lump sum projects with much higher minimums to show up.

Thanks to our processing partner Paypal, we do accept most major credit and debit cards now! Rates are slightly higher, please call our office for all of the details.

*First hour of work charge is from $89 to $119 depending on the work site zip code. Some exclusions do apply, like commercial companies, or for same-day, after hours or weekend service. Cities outside of our coverage map will be charged additional travel costs. We would be happy to answer any of your pricing questions, please call for details!

Office: Monday through Friday 8am to 5pm by phone in our office do schedule projects and ask questions about apartment repair service calls.

 

Field: As far as scheduling work, for our typical rates listed above (I know we didn’t skip that section) we normally schedule work Monday through Friday from 7am to 4pm (holidays, meetings, kids with flus may affect availability).

Most projects get a 2 hour window of arrival, so expect something like 7am to 9am, or 10am to 12pm, or even 1pm to 3pm window.

We are available for after hours and emergency work based on a first come first serve system and whether or not we have a crew available. Expect to pay more for these types of calls, or experience restrictions like job length minimums.

Always try to keep your rental refrigerator working efficiently!

 

Some ways to do this are by keeping the coils clean. Dirty coils trap in heat & lead to the refrigerator motor having to work harder to cool inside compartments. Also, remove the drip pan from underneath the coils & wash it well! While cleaning the pan, check for clogs.

Next, check the freezer! It may need to be defrosted. A quick way to tell is if there is a build up of more than 1/4 inch of ice on the walls. Don’t just chip away at the ice, but instead remove the contents of the freezer & either let the compartment’s ice melt at room temperature or use a blow dryer to speed up the process. Then simply collect the dripping ice in a pan.

Great Tips for Apartment Tenant Maintenance

 

1. Keep flooring in good condition! Dirt is a floor’s worst enemy! Dirt can cause scratches on hard wood floors, as well as wear out fibers in carpets & rugs. In order to avoid dirt; sweep, mop, & vacuum weekly. Also, place mats inside & outside of your doors (if allowed) to reduce the amount of dirt tracked in & out of your apartment.

2. Prevent plumbing troubles!

When it comes to the kitchen sink, avoid pouring oil, coffee grounds, breads and/or rice down into the pipes. These materials can clog the sink & lead to serious problems.

In the bathroom, remove hair from the sink & shower so that they do not wash down the drain! If clogs do occur, they can be unclogged using a plunger. Fill the clogged area with water & push the plunger down in quick, firm motions. Repeat as needed.
